Home sales down in Kitchener-Waterloo, but up in Cambridge

Those looking to buy or sell a home this past month, if they were looking in Waterloo Region it made a big difference.

Cornerstone Association of Realtors said in its monthly housing statistics that although home sales were up across the region as a whole, each municipality performed differently.

The spring season has helped month-over-month options, with home sales up 14 per cent compared to March, which saw roller-coaster ups and downs temperature-wise, starting in a deep freeze and ending with record-breaking rain.

Compared to April last year, however, home sales are down in Kitchener-Waterloo, and slightly up in Cambridge.

In Waterloo, that drop is just over 10 per cent, in Kitchener, it’s nearly 13 per cent. The good news for buyers, however, prices are also down year-over-year.

In Cambridge, the average sale price was $736,364; in Waterloo, the average price rang in around $836,394, and in Kitchener, that price was $692,866.

“Inventory levels across the region indicate a 3.6-month supply, which is consistent with the same time last year. However, this supply is higher than the historical average,” said Bill Duce, Cornerstone CEO.

Home sales in the region’s townships were also down, along with average sale prices. The average property sale price region-wide was just over $754,000.
